Las Vegas mayor backs proposed NBA arena site near AREA15

A proposed arena district beside AREA15 has received support from Las Vegas city leaders as developer Fisher Brothers promotes the property as a possible home for a future NBA team.

The New York-based company is offering a 50-acre expansion site immediately west of Interstate 15. Its concept would combine a basketball arena with retail and entertainment development, extending the activity surrounding the existing AREA15 complex. Fisher Brothers independently lists the property as 30 operational acres with another 50 acres available for expansion.

Mayor Shelley Berkley and Mayor Pro Tem Olivia Diaz have endorsed the proposal in letters described in FOX5’s reporting. Berkley’s July 27, 2026, letter highlighted the location’s development potential and the wider benefits a major sports investment could bring to Las Vegas. Diaz, whose Ward 3 includes the property, expressed support the following day for an arena district serving both residents and visitors.

Those endorsements do not amount to a venue selection. Both officials acknowledged that the NBA and a future franchise ownership group would ultimately determine where a team plays.

A central part of Fisher Brothers’ pitch is the preparation already completed at the site. According to the development presentation described in the supplied report, the company has invested $18 million in infrastructure improvements. These include a new 16-inch water main, a 21-inch sewer main designed to accommodate up to 3.3 million gallons per day, and an agreement securing 40.5 megavolt-amperes of dedicated electrical capacity.

The presentation also identifies location-based financial incentives. The property lies within a redevelopment area and a federal Opportunity Zone, while the developer cites $140 million in authorized incentives through the Tourism Improvement District program. That figure is presented as an existing incentive authorization, rather than a stated arena construction budget.

Access is another selling point. The development materials highlight connections to Rancho Drive, Sahara Avenue, Desert Inn Road, and Spring Mountain Road. They estimate that roughly 150,000 Strip hotel rooms are about seven minutes away and that 2.4 million residents live within a 20-minute drive.

The neighboring AREA15 attraction provides an established entertainment destination around which the proposed district could grow. Opened in 2020, the complex combines immersive experiences with retail and other attractions.

Fisher Brothers says it is open to different partnership arrangements with prospective franchise owners. For now, the proposal puts a specific site and development concept forward for consideration, with local political support, but the ultimate venue decision is still unresolved.
