Hudson Yards is once again the most expensive neighborhood in NYC
Even with a notable 21% drop in median sale price compared to last year, Hudson Yards has once again emerged as the most expensive neighborhood in New York City. According to PropertyShark’s latest report for Q2 2025, the median property sale in the neighborhood hovers just under $6 million—about eight times the citywide median, which has recently climbed to a record-setting $799,000.
Located on Manhattan’s west side, Hudson Yards is a gleaming urban hub that combines ultra-luxury residences, soaring corporate towers, and a multi-level retail complex. Since launching in 2019, the development has consistently stood out as the ultimate symbol of high-end city living. While the number of ultra-premium closings declined this year, it still outpaced long-standing upscale areas like TriBeCa and SoHo.
TriBeCa, however, made an impressive return to second place on the list, boasting a median sales price of $4.15 million—its highest in six years. The neighborhood experienced a 43% surge year-over-year, largely due to headline-grabbing sales, including a $16.5 million condo at 443 Greenwich, as well as a significant 52% increase in transaction volume. Notably, condominiums accounted for nearly 80% of those deals, with most fetching over $4 million.

Meanwhile, SoHo maintained its position as the third most expensive neighborhood, with a median sale price of $3.69 million. Little Italy and Hudson Square completed the top five, both surpassing the $2 million mark.
Altogether, 39 neighborhoods across the five boroughs recorded median prices of $1 million or more this quarter. Manhattan and Brooklyn dominated the rankings equally, each claiming 23 of the top 50 spots. In contrast, Queens had only two entries above the million-dollar line, with Fresh Meadows taking the lead at $1.15 million.
Among Brooklyn’s top performers, Manhattan Beach stood out with an eye-popping 197% increase in median price, now approaching $1.5 million. On the other hand, Carroll Gardens experienced a 32% decline, although the number of sales more than doubled during the same timeframe.
